Home Staging for a Spring Market

We are in the middle of an incredibly thriving spring Real Estate market here in Massachusetts and Sellers are very pleased with what is happening! For the first time in a long time , Sellers are getting better offers and many are Selling rather quickly and sometimes for over asking price. Homes that are priced right and presented well are seeing multiple offers on the first day and often for over asking price.

So you might ask why it is still important to invest in preparing your home for sale, given the current climate?

The short answer is that Buyers still want their dream home. They still lead busy lives with work and families and they really don't want to have to invest time and money on a run down , dated home. And they will pay a premium if the home is in good condition and shows well. So staging is an investment in your equity.

So to prepare your home for the spring market, I would like to give the following suggestions:

1) Make sure the curb appeal is awesome. The idea is that when a Buyer comes into your neighborhood and sees your home, they think "I am soo happy it is THIS one". Edge and mulch. Add urns dripping with flowers. Fill window boxes. Make sure that the mailbox and post is in great condition. Even light posts and basketball hoops should look fresh (no rust). Put trash barrels,hoses, etc. away. Set up the patio like "you mean it".

2) Replace heavy window treatments, bedding, pillows,etc. with lighter and airier pieces.

3) Do a thorough "spring cleaning" so that the home sparkles.

4) Remove all clutter. Anything that you don't need, throw away. Weed out and organize closets and cabinets.

5) Replace dated wallpaper or dingy paint with a fresh coat of paint. Benjamin Moore colors likeTranquility or Wind Chime are great spring colors. Make sure that the outside paint and trim is not chipping.

Every home is different and there is much more staging that can be done. However, most homes can benefit by these 5 suggestions.
